Janitorial- services include, but are not limited to:

 Entryway lobby window cleaning (interior and exterior)
     o        Interior stairwell window cleaning
-        Sweep and mop all common area hard surfaces
-        Vacuum all carpeted common areas, including interior stairwells
-        Removal of individual unit  garbage
     o        Property exterior ground debris and trash pickup
-        Maintain mechanical rooms in clean and orderly fashion
-        Clean all common area lighting
-        Removal of junk mail from lobby mailbox area

Maintenance – services include, but are not limited to:

-        24 Hour Emergency Service included in all full-service contracts
-        Preventative Maintenance Program
     o        Recommendations for cost effective upgrades to existing systems
     o        Green initiatives
     o        Boiler pumps and motors
     o        Routine testing of all common area safety equipment
                     Yearly individual unit Fire Alarm/CO2 detector battery program

     o        Ensure 3rd party vendors complete projects per specification

Vendor Management
     o        Retain only vendors who meet our high level of service expectations
                     Provide responsive and timely service
                     Keep scheduled dates and times for services
                     Offer same-day emergency services
                     Provide availability within 48 hours for routine maintenance calls
